Down Payment Assistance is available through interest free and payment free loan programs on any home in Georgia if you qualify.  These programs provide anywhere from $5,000 to $10,000 in Down Payment Assistance. 

The down payment assistance is provided through the Georgia Dream Homeownership Program.   

To qualify for any of these programs, you must

1. Have a total annual household income that does not exceed certain limits for the applicable program based on the number of persons living in the home and the location of the home.

2. Complete Home Buyer Education with the Department of Community Affairs or any HUD approved husing counseling agency.

3. You must meet the guidelines of the applicable program.  

Most lenders usually need 45 to 60 days to close this type of loan.

Most of these programs require that you be a first time home buyer.  This means you cannot have owned a home within the last 3 years.  You can be on the title to a home, just not on the loan.

Both the first and second mortages are provided by the GA Dream program (state of GA).
